What is the minimum age for renters?Twenty-five (25). As a reminder, our vacation rental is offered for use by family-oriented groups only, and we require one (1) adult age 25 or older for every two (2) occupants under age 25. We do not permit groups of high school, college, or other unrelated individuals under age 25, even with the promise of chaperones. We require We are not a suitable venue for groups partaking in “senior week,” “beach week,” or similar celebrations.

How can I book?Guests can book through Airbnb, Vrbo, or our direct booking option. Many travelers don't realize that major companies like Airbnb and Vrbo make their profit by charging guests and hosts a percentage of the total booking amount, and that these fees average 15-20% or more. While we happily accept reservations through these platforms, we also want to offer our guests a cost-effective alternative. Our direct booking option eliminates these fees, which means it will always be the lowest cost option for our guests. Direct bookings from independent hosts also offer many of the same traveler protections as Airbnb, Vrbo, and local property management companies including a rental agreement, optional travel insurance, and secure payment methods. Do you offer discounts?Yes! Not only do we offer a direct booking option (eliminating junk fees charged to guests by Airbnb or Vrbo), we also offer discounts for direct bookings, making this method the most cost-effective booking option. You can sign up for discounts by filling out the form at the bottom of this page.

Is smoking allowed?Nope, that’s a hard pass for us. We don’t permit vaping, hookah, or smoking cigarettes, e-cigarettes, cigars, weed, or anything else. If smoking is detected, guests will be responsible for additional fees outlined in our rental agreement.

Are you dog friendly?Yes! Two dogs stay free with each reservation. If you have additional four-legged travelers, that's no problem. We can accommodate additional dogs for $175 per animal and advance notice. There are no breed or weight restrictions, but they need to be at least 1 year old, fully housebroken, and sufficiently trained not to be destructive. Sorry, no cats or other species.

Is there a security deposit, and how is it handled?We hold a $750 refundable security deposit. Depending on your booking method, this will either be a posted charge or a temporary hold on your payment card. After a favorable check-out inspection, the deposit is returned to your payment method as a refund or a hold removal (i.e., your available credit increases) within a few business days. We may hold some or all of the deposit to cover damages (i.e., loss, harm, or expenses) resulting from you, your guests, or pets for things like broken or missing property, extra cleaning costs, and other fees outlined in the rental agreement.

What is your cancellation policy?For most reservations you’ll receive a 100% refund with at least 60 days’ notice, but check your booking confirmation to be certain. Keep in mind that it’s always a great idea to purchase trip insurance to protect your investment from unanticipated events like illness, hurricanes, mandatory evacuations or travel restrictions, job loss, and medical emergencies. Travel insurance provides reimbursement for nonrefundable trip costs in the event a trip is cancelled, delayed, or interrupted because of a covered reason. There are several online providers, a few of which include www.allianztravelinsurance.com and www.insuremytrip.com. There is even a product known as "cancel for any reason" trip insurance, and a quick Google search will pull up different brokers who offer this product. Most policies can be purchased as late as just a few days before your trip.

What else should I know?The property has one external camera capable of recording or sending video, audio, or still images 24/7 with owner access to the recordings at all times. It is located on the south side of the property and points to the road to monitor driveway activity.

What is the check-in/check-out process?We try to keep things simple for guests. Check in is contactless with a keyless entry—just show up! You’ll receive your unique code a few days before your arrival date. For check out, we kindly request a good-faith effort to leave the property as you found it. We’ll handle the heavy cleaning but ask that you return all items and furniture to where you found them, place trash in the outdoor bins, and load and start the dishwasher. Additional fees may be incurred for late departures or if extraordinary cleaning efforts are necessary, as these situations negatively affect our turnover team and the next guests. I already booked but I want to change my dates. Is that possible?We will determine this on a case-by-case basis. If you are beyond your cancellation window, we do not allow changes to your reservation.

Are there extra fees in addition to the nightly rate? What's included in my rental?No. We offer all-inclusive pricing with our direct booking option, meaning there are no hidden fees bloating the final price at checkout. Your reservation cost includes things like a turnover cleaning, bed linens and bath towels, pool/hot tub service, and even pool heat. Two dogs also stay free. We strive to provide all the furnishings and household items generally expected in a well-appointed home. Our kitchen includes all standard large appliances, plus many small ones. We also provide all cooking and serving supplies, bath towels, and bed linens, but we do ask that you bring your own beach towels. We also provide everything you need fun day at the beach or poolside. If you're traveling with little ones, we also provide nearly all the gear you'll need. Read more about the specifics here. By providing all of these amenities, we aim to provide an exceptional value to our visiting families.

What is the maximum occupancy permitted?Fifteen (15) including children and infants. This maximum applies to the total number of people at the property at any given time, not just overnight guests. There are five bedrooms with a total of nine beds: three king masters, one room with a queen and a twin, and a fifth bedroom with two queens with double-size trundles underneath. Our floor plans are below and our gallery shows photos of each space. Please bear in mind that bedding arrangements in the home are meant to offer flexible sleeping configurations, but they shouldn’t be taken as a representation of permitted occupancy.

Do you have a pool or hot tub? When are they available?Yes to both! We have a 12x24' heated in-ground pool and a 6-person jetted hot tub with color-changing lights. For 2024, the swimming pool is available beginning March 28 through October 5, 2024, and the hot tub remains available through January 4, 2025. For 2025, both amenities will open April 5, 2025. Inquire for specific dates before booking. Outside of these time frames, both amenities are winterized. If your reservation falls outside these dates and you would like to request use of these accommodations, please contact us and we will be happy to quote you an additional charge to make them available to you, if possible. Requests cannot be guaranteed.

What should I plan to pack or purchase after arrival?You may already know that your packing list needs to contain bathing suits and sunscreen. But, if you're new to staying in a vacation rental home, or you recognize that amenities may vary from home to home, you may be wondering what extra things you need to bring or be prepared to purchase when you arrive. While our home is stocked with many of the comforts of home, including bedding and kitchen essentials, there are a few more items you will want to pack. Upon arrival, you'll find a welcome bag with an initial supply of toilet paper, paper towels, hand soap, dishwashing liquid, dishwasher detergent, trash bags, laundry soap. These should get you through your first 24 hours, but you'll want to pick up additional supplies to get you through the remainder of your stay. Napkins, condiments, cooking spices, trash bags, and coffee filters are other things you may want to purchase while at the store. And, while bath towels are provided, beach towels are not, so be sure to bring yours from home.

What's the layout of the home?Scroll down for floorplans or view our gallery for photos of each space. Our home is a reverse floor plan that is typical of the Outer Banks. The top level is open concept with vaulted ceilings and several windows and sliding doors to provide excellent natural light. L-shaped decks and a screened-in porch make a lovely entertaining spaces for taking in the beautiful Corolla sunrises/sunsets or dining al fresco in the evenings. Bedroom 1 features a king bed and full bathroom. The middle level features three bedrooms and a generous foyer. Bedroom 2 has a king bed and an en suite bathroom with a stall shower and large soaking tub. Sliding glass doors provide access to the lower-level deck. Bedroom 3 features a king bed and a full attached bathroom. It also has a full-size crib (that can easily be wheeled to other bedrooms if needed). Bedroom 4 contains one queen and one twin bed. The ground level offers a fifth bedroom perfect for kids or teens. It features two queens and two trundle beds. There is also a half bath and an enclosed outdoor shower on this level, in addition to a laundry room (with second refrigerator).

What's the outdoor space like?Check out our space in the video below. Situated on a private half-acre lot, our home boasts ample outdoor living space with something for everyone. The rear of the property features a large and private fenced patio area with a 12x24 heated in-ground pool and a 6-person hot tub with LED lights. There's also plenty of lounge furniture and a gas grill. Our spacious front lawn is the perfect spot for supplied yard games such as cornhole and horseshoes. Guests have plenty of parking in our long driveway that also provides a place to shoot hoops.

Is the pool heated?Yes, by an electric heat pump. The maximum temperature limit (set point) is 86° F; however, the actual water temperature may deviate depending on several factors and is not guaranteed. There are a few things guests should understand about how a pool heat pump functions: 1. Heat pumps draw in ambient air and transfer heat from the air to the pool. The heater will only operate if the ambient air temperature is above 55° F. The heater will not "kick in" if the air temperature is below the minimum threshold. 2. Cooler air temperatures above 55° F may not provide sufficient heat to keep the pool water as warm as desired. This means that although the heater may raise the water temperature, it may not reach the 86° F maximum. 3. Under optimal conditions, heat pumps may raise the water temperature 10–20° F above the consistent ambient air temperature. 4. The heater will run automatically to maintain the desired temperature. If the heater senses that the pool temperature has dropped more than 1° below the set point, then the heater will automatically turn on and begin working to raise the temperature (assuming the ambient air temperature requirements are met).

Do you provide linens and towels?Yep. Bed linens, bath towels, pillows, blankets, etc. are all provided. Guests should plan to provide their own beach towels. If traveling with little ones, you'll also want to bring crib sheets, pack-n-play sheets, and changing pad covers. We may have some on hand that you’re welcome to use, but they’re not guaranteed.

Do you have a firepit? Can I bring my own?By county ordinance, beach bonfires aren’t permitted but self-contained portable fire pits with covers are allowed. We don’t keep a firepit at the house, nor do we permit use of any open-flame devices aside from the grill we provide. The combo of unpredictable sea breeze, potentially dry conditions, and wood construction presents too great a risk.

Is there parking available?Yes. Our carport and driveway can support six (6) vehicles.

Are there nearby restaurants and grocery stores?Yes! You’ll have several convenient options available. There are two large grocery chains in Corolla, and we’re one mile from the Food Lion and three miles from the Harris Teeter. For those wanting to support local businesses, there are also specialty meat, seafood, and farmer's market options nearby. There are also a ton of great restaurant and fast casual dining options in Corolla, as well as in the nearby towns a bit south. What neighborhood is the home in? What's special about it?We are conveniently situated in the Whalehead Beach community. Known for its nearby serene beaches and proximity to the best of Corolla’s restaurants, shopping, and attractions, the Whalehead Beach community is a sought-after and longtime favorite of visitors thanks to its unique combination of large ½ acre property lots, pedestrian-friendly design, and a laid-back Southern atmosphere. This private neighborhood consists of three streets each three miles long that run parallel to the Atlantic. It is popular among vacationers and locals alike thanks to its beautiful homes and beaches and close proximity to top-notch restaurants, boutiques, and other attractions. Convenient composite walkways at each block make for an easy stroll to the beach. There are also free beach parking lots one block to the north and south of our home. Whalehead is also a golf cart-friendly community. Within 1 mile, guests will find a robust selection of shops, restaurants, and grocery stores, along with many attractions and forms of outdoor entertainment. It is a spectacular location offering an opportunity to experience the best of beach living.

How close is the property to the beach?We're within an easy walking distance for most. The closest beach access is Coral Street. We're two blocks away, which is an 800-foot distance that takes about four minutes. Our home is considered “oceanside,” which means that it’s east of NC-12 (the main road in Corolla), but there is no ocean or sound view.

What happens if something accidentally gets broken, stained, or soiled?Please don't stress—it happens! We have little kids and a dog, so we get it. We just ask that you make a good-faith effort to clean it. Supplies are available throughout the home, including a vacuum and even a carpet steamer available for any spills or pet accidents. Please let us know so that we can give our cleaning team a heads up. We'd also appreciate if you could inform us if something breaks, is worn out, or stops working so that we can get it fixed or replaced. This helps us maintain our home and keep track of our inventory so we can continue to provide these amenities to all guests.

What should I do in case of a maintenance issue?One of the benefits of direct bookings is that the homeowner remains accessible to you throughout your stay. While we do our best to prevent maintenance issues, sometimes Murphy's law prevails. Please contact us and we’ll advise you on next steps. We have a team of local contractors in place who will be able to assist. If it's something we can fix during your stay, we will. If we can't, we'll offer a workaround or otherwise make it right.

Can I check in or drop off my bags early?In rare circumstances we are able to offer a guaranteed early check-in for an additional fee of $250 plus tax. However, this is typically available only during shoulder seasons (before June or after August) or if we have a vacancy immediately prior to your arrival. Please ask and we'll be glad to let you know. If our home is ready prior to 4:00 p.m., we will alert you and activate your keyless entry code ahead of schedule. We promise! However, without prior arrangements made, we cannot guarantee an early check-in for a few reasons. We don't know what kind of footprint the departing guests left behind until they leave at 10:00 a.m.. There are lots of moving pieces during a turnover, and each of our vendors (cleaners, pool tech, home inspector, landscaper, maintenance, pest control, etc.) have multiple properties to service in a short 6-hour window. We'd rather take our time than rush and deliver an experience that's not up to our standard. Parking, dropping bags, or using the outdoor facilities at our home by arriving guests impedes these important services, negatively impacting turnover quality and ultimately delaying your check in. Is there a wild horse tour company that you recommend?We recommend Wild Horse Adventure Tours (wildhorsetour.com/) because to our knowledge they are the only tour company that donates a portion of proceeds to the Corolla Wild Horse Fund (www.corollawildhorses.com/), the nonprofit that protects, conserves, and manages the herd.

What are my grocery options? Do any deliver?Corolla only has two grocery stores (Food Lion and Harris Teeter). Food Lion is 1 mile from our house and Harris Teeter is four. Both offer Instacart pickup and delivery. With some advance planning, another option would be to stop at or arrange grocery pickup at the Walmart in Kill Devil Hills. You’ll pass by it as you cross the Wright Memorial Bridge to leave the mainland.

Is it possible to have something from Amazon delivered to the house?Yes, of course! However, please be aware that the US Postal Service does not service rental homes in Corolla. If USPS is the carrier, they'll reject the delivery when it arrives at the post office and immediately return it to the sender. FedEx and UPS serve our property, although delivery time frames might be longer than what you're accustomed to. We are unable to assist with package retrieval if something arrives after your departure date, so please plan accordingly.
